This is a sixty-four apartment complex consisting of 32 two bedroom apartments and 32 one bedroom apartments. This is a new complex and based upon market value, the Assessor assessed the property for $ 4,449,500.00 and Mr. Mauldin presented the valuation based on income analysis at $ 1,815,321.00. The Assessor assesses the property at a 3.94 cap rate. The difference in assessed value would be approximately $ 30,000.00 in taxes.
